What does an Auckland home loan cost a week?

On the $950,000 Auckland median with a 20% deposit, you'd borrow $760,000 and pay $940–$961 a week over 30 years. That's the spread across the five main banks' one-year fixed rates.

How much deposit do you need in Auckland?

Usually 20%, which is $190,000 on the $950,000 Auckland median. At their normal rates, most banks lend up to 80% of an existing home's value. With less, you can:

  • buy a new build, which is exempt from the Reserve Bank's loan-to-value limits.
  • use a Kāinga Ora First Home Loan, which takes a 5% deposit if you meet its income caps.

Your deposit can come from savings, your KiwiSaver after three years in the scheme, or a gift from family with a signed gift letter. With 10% down on an existing home, expect to pay a bit more, because banks add a low equity margin or fee. See the Kāinga Ora rules in first home loans.

What costs does a lender count in Auckland?

Your council rates and house insurance, as well as the mortgage. In Auckland those two add about $124 a week, so a $900,000 loan at $1,113 a week becomes about $1,237 a week. That's before contents insurance, power, water and everyday costs.

Council rates depend on the home's capital value, so a cheaper home pays less. You can look up a particular house in the Auckland Council property search. Lenders also test your loan at a higher rate than advertised, in case rates rise.

CostA yearEach week
Auckland Council rates$4,378$84
House insurance$2,056$40
Together$6,434$124

Council rates are the 2026/27 average for a home valued at $1.28 million; insurance is the average Auckland quote on Quashed, mid-2026. Your own home's figures will differ.

What does a mortgage broker cost in Auckland?

Usually nothing. The lender pays the broker a commission when your loan settles, reported at 0.35%–1% of the loan. On a $900,000 loan that's $3,150–$9,000.

If you repay or refinance in the first two to three years, the lender can take that commission back, and some brokers then charge you a fee. Ask about it before you sign. The broker's disclosure statement sets out how they're paid and any fee.

How does a Compare Loans referral work?

You fill in a short form, and one licensed broker who works with Auckland buyers calls you. Compare Loans doesn't lend money or give financial advice.

  1. 1

You answer a few questions: your loan amount band, your region (already set to Auckland), what kind of buyer you are, and how to reach you. Compare Loans never asks for your income, IRD number, ID or credit history.

  2. 2

Compare Loans sends your enquiry to the broker.

  3. 3

The broker calls at the time you chose, tells you who they are and sends you their disclosure statement.

  4. 4

The broker compares lenders on their panel and, if you go ahead, handles the application. Compare Loans has no part in the advice or the application.

Sending the form isn't a loan application, and it doesn't commit you to anything.

What should you bring to an Auckland broker?

Proof of your income, bank statements, debts and deposit. Lenders ask for all of them, so having them ready speeds things up:

  • Income: two or three recent payslips and your employment agreement, or the last two years' accounts if you're self-employed.
  • Bank statements: recent statements for every everyday, savings and credit card account.
  • Debts: every loan, credit card limit, buy now pay later account and car loan. Lenders usually count a card's full limit, not just what you owe.
  • Deposit: savings statements, your KiwiSaver balance, and a signed gift letter if family is helping.
  • Other income: a boarder or flatmate agreement and proof the rent goes into your account, if you want a lender to count it.
  • The property, once you've found one: the council rates figure, the LIM report and an insurance quote. For a new build, the builder's contract; for a body corporate, the levies.

How do you check an Auckland broker is licensed?

Look them up on the Financial Service Providers Register. It's free and takes a few minutes. Your broker should be on it, and should hold a licence or work under one:

  1. 1

Search the broker's name or FSP number on the Financial Service Providers Register.

  2. 2

Check the register lists them as a licensed Financial Advice Provider, or as an adviser working for one.

  3. 3

Check they belong to an approved dispute resolution scheme. If you ever need to complain, it costs you nothing.

  4. 4

Ask for their disclosure statement before your first meeting.

Then ask six questions, and get the answers in writing:

  • How are you paid?
  • How many lenders do you work with?
  • Which lenders don't you use?
  • How many loan offers will you show me?
  • What fees will I pay?
  • Why is this loan right for me?

Their disclosure statement already covers pay, lenders and fees.

What else do Auckland buyers ask?

Who is the best mortgage broker in Auckland?

Compare Loans doesn't rank brokers, and Google ratings barely tell them apart: the three Auckland firms at the top of Google's local results were all rated 4.9 or 5.0 on 21 October 2026. Their licence, their disclosure statement and how many lenders they use tell you more. Ask whether they've handled a purchase like yours, such as a new build, an apartment or self-employed income.

Is there a downside to using a mortgage broker?

There are three: the commission creates a conflict, their panel may not include every lender, and you may pay a fee if you refinance early. Ask how much each lender pays them and which lenders they leave out. Their disclosure statement covers both.

What happens if I refinance within two years of using a broker?

The lender can take back the broker's commission, usually within the first two to three years, and some brokers then charge you a fee to cover it. On a $900,000 Auckland loan that fee could be $3,150 or more. The broker's disclosure statement tells you whether they charge one.

Can a broker help me buy a new build with a 10% deposit?

Yes. Many lenders take 10% on a new build, because new builds are exempt from the Reserve Bank's loan-to-value limits. On a $950,000 new build that's $95,000. A broker can find which lenders on their panel lend on off-the-plan townhouses.

Can a broker count boarder income or a family deposit?

Often, yes. Some lenders count part of a boarder's or flatmate's rent, and most accept a family gift with a signed gift letter. Lenders differ on how much boarder income they count and on family guarantees, so a broker can check which lenders on their panel accept each.

Do I have to use my real estate agent's broker?

No. You can use any licensed broker, or go straight to a bank. A broker your agent recommends may be paying the agent for the referral.

Which bank is best for a mortgage in Auckland?

No single bank is best for everyone. On 21 October 2026 the lowest one-year fixed rate at the five main banks was 4.99% p.a., at ANZ and ASB, and the lowest two-year rate was 5.29% p.a., at Westpac. Cash contributions, fees and the low equity margin can matter as much as the rate.

What is a red flag with a mortgage broker?

The biggest is a broker who suggests changing a payslip, a bank statement or any figure on your application. That's mortgage fraud, and the Financial Markets Authority has made it an enforcement priority for 2026/27. Also walk away if there's no disclosure statement, no straight answer on pay, pressure to sign the same day, or a promise that approval is certain.
